Conditions of Use:

This facility exists to cater for genuine emergencies which can not wait until our office opens. Just as we have an obligation to attend to essential repairs, you as the Tenant have an obligation to assess whether the issue is a true emergency. A genuine emergency represents either an immediate danger to your safety and/or an issue which might cause additional, unnecessary damage to the property if not attended to immediately.

Emergency call-outs are very costly for your Landlord so please make sure the problem is serious enough before using this service otherwise your Landlord may insist that you pay part or all of the bill.

We do not want you to take risks with your personal safety, merely to use your discretion wisely. If you're unsure then you can call the emergency contractor and ask their advice before asking them to come out.

 

Examples of real emergencies:

Gas leaks - call Transco immediately on 0800 111 999.
Water leaks which can't be stopped by turning off an isolation valve/ stop tap.
Burglaries which require doors or windows securing.
Locked out of the property due to faulty/collapsed lock.
Boiler breakdowns in extreme weather conditions.
Electrical wiring/installations causing sparking or shocks.

 

Examples of non-emergencies:

Blocked drains or sinks.
Lost keys - you should call a locksmith at your own expense or wait until our office opens to see if we have spares.
Broken kitchen appliances.
Blown fuses or bulbs.
Boiler breakdowns in mild weather conditions.
Falling out with your partner and needing new accommodation in the middle of the night - yes we've had this one!

 

And just for fun, the truly ridiculous but true ones...

The young man whose clothes were trapped in the washing machine when he needed them to go out clubbing!
The many Tenants who report leaking gutters every time it rains!
The man who dropped his keys down a ten-storey lift shaft and wanted our contractors to climb down after them!
Beeping battery operated smoke alarms!
The lady who was waiting in for a previously-organised contractor but couldn't wait any longer due to an urgent appointment elsewhere and wanted our emergency contractor to come out and house-sit for an hour or two!
The lady who had a "nasty smell" in the house.
The drunk city dweller who couldn't get his keys to work so proceeded to kick down the flat door - which turned out to be his next-door neighbour's!
